Land Use Administration & Zoning

Overview

Land use administration is how the Parish manages and guides the development of land. It includes zoning, permitting, and planning to ensure growth is organized, safe, and aligns with the community’s goals.

Zoning is the classification of land into districts. To promote orderly development, every parcel within the parish has a zoning designation that governs its use. These uses are defined in the official zoning ordinance supported by the official zoning map.  Zoning regulations must be reasonable and may be imposed to protect and promote the health, safety, and general welfare of the public.

The St. John the Baptist Parish GIS map enables the public to view aerial imagery, streets, addresses, parcels, flood zones, voting precincts, zoning, council districts and more.  These layers can be found under the layers tab.  If you click on the triangles next to the titles you will see the layers under each category.

Zoning Verification & Other Zoning Forms

A Zoning Verification is an official statement issued by the St. John the Baptist Parish Planning and Zoning Department that confirms the zoning designation of a specific property and/or determination of a legal non-confirming use of a specific property. This verification is essential for property owners, potential buyers, or developers to understand the permitted uses, building requirements, and any restrictions associated with a property.

Other Zoning Forms include Change of Use; Change of Occupancy; Change of Zoning District; Conditional Use Permit; Expansion of a Legal Nonconforming Use; Fireworks Stand; Historic District; Subdivision; Variance; and Zoning Verification.

Application Process

Permit applications may be submitted online on in person. To begin the process online, you must first create an account at www.mygovernmentonline.org/apply.   You may also download the application from our website.

Once your application is submitted, either online or in person, it will be reviewed for completeness. A staff member will contact you if additional documentation, fees, or a pre-application meeting is required. Please note that while the online permitting process is designed for ease of submitting documentation, it does not guarantee meeting relevant deadlines or circumvent required review periods. Applications are considered complete only once all required documentation is submitted, fees are paid, and the Permit Clerk has reviewed the application.

Phase IV - St. John Comprehensive Plan: One Parish, One Future

The Comprehensive Plan, Phase 4, One Parish, One Future: the St. John the Baptist Comprehensive Plan was adopted by the Planning Commission, as required by Louisiana State Law (RS 33:101-106) on September 15, 2014.  From the beginning of the project and even before Hurricane Isaac, the plan’s focus was on resilience.

Future Land Use Map

A Future Land Use Map (FLUM) is a planning tool that shows how land in a community is intended to be used in the future. It guides long-term decisions on development, zoning, and infrastructure by outlining areas for residential, commercial, industrial, and other uses. The map supports organized growth and reflects the community’s vision for the years ahead.
